Sell Your Rental Property With Tenants in Place
Being a landlord in California has gotten harder: statewide rent caps, local just-cause rules, long eviction timelines, and repair costs that outrun the rent. If you are ready to be done, you do not have to empty the property first.

Takes about a minute. No fees, no obligation, no pressure.
We buy with tenants in place
Whether your tenant is paying on time, paying late, or not paying at all, we can buy the property with them in it. The lease, the deposit, and the tenant relationship transfer to us at closing. You never have to serve a notice, go to court, or have another difficult conversation.
Duplexes, triplexes, and fourplexes too
A lot of Long Beach, Inglewood, San Bernardino, and Pomona landlords own two-to-four unit buildings that have become a full-time job. We buy small multifamily as-is, including buildings with mixed occupancy, deferred maintenance, and units that were converted without permits.
Rent control and just-cause rules
California's Tenant Protection Act (AB 1482), along with local ordinances in cities such as Los Angeles, Inglewood, Pomona, and Long Beach, limit rent increases and require just cause for many evictions. Those rules make selling to a traditional buyer harder, because most buyers want a vacant property. They do not affect our ability to buy. We take on the compliance so you can step away.
Out-of-area owners
Many of the landlords we work with inherited a rental or moved away years ago and manage from a distance. We can handle the entire sale remotely: virtual walkthroughs, mobile notary for signatures, and funds wired directly to you at closing.
We are real estate investors, not attorneys or financial advisors. For legal questions about your specific situation, please talk to a licensed California attorney. We are glad to work alongside them.

Common questions
My tenant has not paid in months. Will you still buy?
Yes. Non-paying tenants are one of the most common reasons landlords call us. The situation becomes ours at closing.
Do you need to inspect inside the units?
We like to see them, but if the tenant is uncooperative we can work from exterior photos and your description, and adjust after closing.
What about the security deposits?
Deposits transfer to us at closing and get credited on the settlement statement. Your tenant's deposit remains protected.
Can you buy a property with a Section 8 tenant?
Yes. Housing Choice Voucher tenancies transfer to the new owner and we are familiar with the process.
