How do you come up with your offer?
We start with what the house would sell for fully renovated, based on recent nearby sales. From that we subtract the realistic cost of repairs, our holding and selling costs, and a fair margin so we can stay in business. Are there any fees or commissions?
No. We are not agents, so there is no commission, and we pay standard closing costs. The offer we make is the amount you should expect at closing, less any loan payoff or liens on the property.
How fast can you close?
As fast as 7 to 14 days through a licensed California escrow company, or as slow as you need. Many sellers choose 30 to 60 days so they have time to move.
Do I have to clean or make repairs?
No. We buy as-is. Leave whatever you do not want, and do not fix anything.
Am I obligated to accept your offer?

Are you a real estate agent or brokerage?

How is this different from listing with an agent?
An agent markets the house to the public, which can bring a higher price but usually takes months, requires repairs and showings, and costs 5 to 6 percent in commissions plus closing costs. Do you buy condos, mobile homes, or land?
Yes. Condos, townhomes, mobile homes on owned land, duplexes and small multifamily, and vacant lots. Mobile homes in parks are decided case by case.
What if I still have a mortgage?
That is normal. Escrow requests a payoff from your lender and pays it from the sale proceeds. You receive whatever is left.
Can I sell if I am behind on property taxes or have liens?
Yes. Back taxes, HOA dues, judgment liens, and code enforcement liens are all paid through escrow at closing, out of the purchase price.
Do I need to be in California to sell?
No. We handle sales for out-of-state and out-of-country owners with mobile or online notaries and wired funds.
